Munich, 27 July 2026. For decades, LILO (www.lilo-space.de) at Lilienthalallee 32–36 in the north of Munich was a functional BMW site – characterised by the routines of a working world that barely exists today. With the opening of LILO Flexible Working Spaces, a new chapter is beginning for the building. Under a 10-year contract, ACCUMULATA Operations (AOP) is taking over the management of the central community, meeting and workspaces within the approximately 45,000-square-metre property and will serve as the primary point of contact on site for the building’s users. For the Munich office market, the project is a further example of how operational concepts can enhance the competitiveness of existing buildings.
Following its successful launch at MARK München (www.mark-muenchen.de) in 2023, ACCUMULATA Operations is now establishing its management and service model at a second location. Under the new mandate, GVG Immobilien Service GmbH – which played a key role in developing the overall LILO concept and holds the property in its portfolio – has commissioned ACCUMULATA Operations to manage the building for ten years. AOP will operate the building’s operational heart – spaces for interaction, collaboration and flexible use of space – across an area of around 3,000 square metres.
Thomas Schmid, Managing Director of GVG, explains: “Our vision was to transform the existing property into a sustainable working environment in a resource-efficient manner. In ACCUMULATA Operations, we have found a partner who puts this vision into practice in day-to-day operations and makes it a tangible and attractive experience for users.”
The transformation of LILO does not end with the structural alterations: it continues in the way the building will be operated in future. GVG developed the spatial concept in collaboration with Olufemi Moser Architects and New Work pioneer Michael O. Schmutzer. Schmutzer is the founder of Design Offices and co-founder of ACCUMULATA Operations. The spatial concept for LILO SPACE, designed by Olufemi Moser Architects, was awarded the German Design Award in 2026 as the winner in the ‘Excellent Architecture – Conceptual Architecture’ category. ACCUMULATA Operations is taking charge of three key areas that will redefine the character of the building:
In the Community Space, the lobby, lounge, rooftop terraces and other communal areas are actively managed. The front desk, hospitality services and a curated programme – including yoga, keynote talks and networking events – anchor the building socially and give it its identity.
The Meeting Space comprises fully equipped conference, workshop and event spaces for 2 to 199 people, including booking management, technical support and on-site service.
In the Work Space, AOP manages flexible office spaces from 15 square metres, with tenancies starting from three months, as well as so-called ‘swing spaces’, which enable companies to scale their space requirements at short notice.
The LILO Kitchen by Pretty Good Food complements the offering with a catering concept. It strengthens LILO’s hospitality profile and creates an additional draw for visitors and a place for people to linger within the building.
“For years, LILO was a functional site – typical of many existing buildings,” says Bettina Stadler, Managing Director of ACCUMULATA Operations GmbH. “Today, companies are reducing their space requirements, yet at the same time expect higher quality within a smaller footprint. People only come to the office if it offers them added value: interaction, service, inspiration. These requirements cannot be met through letting alone. They arise in day-to-day operations. That is precisely where we come in.”
With LILO, ACCUMULATA Operations is implementing its operational concept in an existing building for the first time – in an environment where the quality of operations is increasingly decisive for the attractiveness of office locations. Companies are adopting a more hybrid way of working, and the use of space is changing: less permanent presence, greater demand for quality, flexibility and social anchors. Particularly in the existing property portfolio, the question arises as to how workplaces can be reimagined, both spatially and operationally.
“The office market is changing rapidly,” says Stefan Schillinger, Managing Director of ACCUMULATA. “Operated properties are gaining in importance because they provide solutions to structural challenges: occupancy rates, efficiency and financial performance. Anyone wishing to manage existing buildings successfully today must actively operate them: with services that bring spaces to life, with management that optimises occupancy, and with concepts that retain users. At LILO, we are putting this approach into practice.”

With LILO, ACCUMULATA Operations is further expanding its portfolio of operator-managed properties. The company is already in discussions with other private and institutional owners, fund managers and property holders regarding additional mandates. In doing so, AOP is positioning service-oriented operator-managed properties as a distinct category within the Munich office market, one that enhances both existing and new-build properties alike and establishes hospitality as a strategic lever for property performance.
ACCUMULATA Operations operates as a white-label provider in this context. The focus is on the building brands and the specific benefits for each property – a key difference from traditional flex-office providers and a quality promise to property owners who wish to manage their properties in a future-proof manner.
